We offer a 10%  discount  for multiple night stays (after the first night)  because we don't change your sheets or clean your room after your arrival. If you want your sheets changed and/or and your room cleaned daily, then regular rates apply daily.  We can not offer discounts for groups because it's just as much work per room whether you come with someone else or come alone.  Its more work to try to please a group than it is a couple or two.  

All rooms have desks and free high speed wireless Internet. All rooms have ceiling fans and central heat and air.. There is a guest refrigerator on the second floor. Other amenities available on request are: laundry service, iron/ironing board, and copy machine. Full service breakfast is served from 8:00 am until 11:00 am as chosen by our guests. Earlier breakfasts are discouraged due to everything being made from scratch (we start preparing breakfast 2 hours before it's served); however if you must have an earlier breakfast, please discuss it with your host. Guests will choose their breakfast from our breakfast menu at least the day before arrival, otherwise, it is cook's choice and we are not good at guessing at what you would like.  

Because Three Roses is a home and not a hotel, there is one thermostat on the second floor that controls the temperature of the entire 2nd floor   The thermostat is located in The Garden Room.  We ask guests staying in the Garden Room not to lower the thermostat below 70 deg. F. in the summer or raise it above 74 in the winter.  Guests who require cooling lower than 70° F or heating higher than 74° are asked to  stay at a hotel where there are individual air conditioners in each room.  For most guests, below 70° is too cold and it is hard on our air conditioner and heating above 74° is too warm for most people to sleep.  

No smoking is allowed indoors except for electronic cigarettes.  Any guest caught smoking indoors will be asked to leave immediately.    We wouldn't smoke in your house and we only ask the same in return.  

We have a total of 2 full baths on the second floor. We don't book more than 2 couples at a time so each guest has their own bathroom on the second floor. All bathrooms are off the hallway. Bathrobes are provided for guest use or you may bring your own. We will take more than two couples for groups or families who don't mind sharing a bath.  Strangers never share.

Pet Policies:  
Only housebroken pets are allowed.  Should your pet damage the property in any way, you will be expected to cover that damage.  Please let us know in advance if you will have a pet with you.  Owners must pick up after their pets.  Pets must be on a leash whe
n outside our home (city ordinance).   There is a $25 one time fee for pets that shed.  If another guest has booked a stay with us before you do and they don't want a pet around, then we will be unable to allow a guest with a pet to stay.  This has only happened once in 9 years.


Since most of our guests come to get away from it all, including their children, children are welcome when accompanied by their parents and no other guests are staying. Parents are responsible for their children. There can only be 2 persons per guest room(state law). Guests who have small children with them will be charged additional fees depending on the resources used by the child. Please ask.  If we have other guests the night you want to stay and they don't mind having children stay while they are here, then it's fine with us.

Credit Cards:
We accept all major credit cards.  You are required to have a valid credit card at the time of booking.  Your information will be taken but your card will not be charged until you arrive.

Cancellation Policy:
Because we are such a small business, cancellations affect us greatly. Deposits are refunded with at least three day's notice less a $35 administrative fee and are forfeited with less than 3 days notice, unless we are able to rebook the room(s) that night, then the $35 fee applies per reservation. Rooms cannot be held without a valid credit card.  We require a weeks notice for special events unless we are able to rebook the room and the $35 fee applies.   No shows are charged for the first night of the reservation and the remainder (if any) is automatically canceled.  No shows for special events are charged the full amount of the reservation.

Free Parking:
We have a concrete pad in front of our house for convenient guest parking. It's just a short walk to the front door. For guests wanting to park in back of the house, please park in the front of the driveway on the left side so that you can bring your things in with the shortest walk. Parking in the back can be tricky, so if you wish, we will park your car for you. If you are driving a rare, vintage, or extremely expensive car, let us know ahead of time, and we will park on the street so you can park in the garage. Motorcycle drivers may also park in the garage if you let us know before your arrival.

Check In: After 3 pm.  Check Out: By Noon
Please note that check in and out times are intended to give us time to properly prepare for your arrival. We need to change all the bedding, vacuum, scrub, and sanitize. Guests arriving before 3 pm will be charged an additional 1/2 day (except for dropping off luggage if arriving by train or if agreed to by innkeeper). Guests staying past noon will be charged an additional 1/2 day. If you arrive before 3 pm and leave after 12 noon, you will be charged for 2 days. Early arrivals and late departures make it impossible for us to rent your room the day before your arrival or the day of your departure.  Your cooperation and understanding is appreciated.

Third Party Reservations:  We do not accept 3rd party reservations.  We do not accept Travel Agency bookings.  Reservations must be made and guaranteed by the party staying at our facility.  Credit cards used to hold a room must belong to the party staying at our facility.  We will cancel any reservation immediately that is made by a 3rd party and you will receive a cancellation notice.  We cannot accept reservations on a card that does not belong to the party staying.
